Site Assessment & Planning

We inspect your existing roof structure, measure square footage, assess drainage, check for structural issues, and evaluate accessibility. Our team develops a detailed installation plan including membrane thickness recommendations, insulation requirements, attachment method selection, and project timeline. We coordinate with your facility managers to minimize business disruption.

Roof Preparation & Tear-Off (If Needed)

For replacement projects, we remove old roofing materials down to the deck. The roof deck is inspected for damage, with repairs made to ensure a solid foundation. For overlay installations, we prepare the existing surface by cleaning and priming as needed. All penetrations, drains, and edges are evaluated and prepared for proper flashing installation.

Insulation Installation

We install rigid insulation boards (polyiso, XPS, or EPS depending on your R-value requirements) over the deck. Insulation is precisely cut to fit around penetrations and mechanically fastened or adhered according to specifications. Proper insulation improves energy efficiency, provides a smooth substrate for the TPO membrane, and can enhance fire resistance.

TPO Membrane Installation

TPO membrane rolls are positioned across the roof with proper overlap. Depending on your building's needs, we use one of three attachment methods:

• Mechanically Attached: Membrane secured with plates and fasteners through insulation to deck—most common, cost-effective, and wind-resistant
• Fully Adhered: Membrane bonded to insulation with adhesive—provides maximum wind uplift resistance and cleaner appearance
• Ballasted: Membrane loose-laid and held down with stone or pavers—lower cost but requires adequate structural capacity

Heat Welding Seams

This is what makes TPO roofing superior. Membrane seams are heat-welded using hot air welding equipment that melts the TPO material at overlaps, creating a permanent molecular bond. Heat-welded seams are stronger than the membrane itself and provide completely watertight connections. Each seam is tested with a probe tool to verify proper bonding.

Flashing & Penetration Detailing

All roof penetrations (HVAC units, vents, drains, skylights) receive custom TPO flashing that's heat-welded to the field membrane. Edge metal, parapet walls, and transitions are properly flashed and sealed. Drains and scuppers are cleared and properly integrated with the new roofing system. This detailing work is critical for long-term waterproofing performance.

Final Inspection & Cleanup

Our project manager conducts a comprehensive final inspection, checking all seams, flashings, and details. We clean the roof surface, remove all debris, and ensure the site is left in excellent condition. You receive documentation including warranty paperwork, maintenance recommendations, and as-built drawings showing your roof system specifications.
