Every Coastal Roofing of Georgia engagement starts with a free, on-site inspection by a Coastal Georgia-licensed roofer — not a commission salesperson. We walk the field, probe the substrate, check the drains, document the parapet, and put it all in writing. No verbal pitches. No high-pressure close.

  • Thermal imaging survey identifies hidden wet insulation and substrate damage invisible to the naked eye — critical on aging TPO, EPDM, and modified bitumen roofs.
  • Moisture probe at suspect areas confirms saturation findings with a non-invasive meter, documented per location.
  • Field membrane + flashing + drainage walk — every penetration, parapet, edge metal, and drain inlet photographed and condition-rated.
  • Written photo-documented report delivered within 5 business days. The report is yours — keep it, share it with your insurance carrier, or bring it to another contractor for a second opinion. We don't care.

Proposal & System Spec 3–7 business days · Itemized · In writing

We put it in writing. Every line item.

Once the inspection is complete, we deliver a written proposal that spells out the membrane, the warranty term, the timeline, and the cost — itemized. No verbal “$X for the roof” handshakes. No surprise change orders mid-project. If a coating or repair is the right answer instead of a full replacement, we'll tell you that. The proposal is the contract.

Installation is where most commercial roofs are won or lost — and it's where most contractors disappear behind the subcontracted crew. We don't. Coastal Roofing of Georgia crews are locally-owned employees, OSHA-30 trained, fall-protection certified, and led by the same crew lead from start to finish. You'll know their name and have their direct number.

  • Manufacturer-spec install — we work to the wind-uplift pattern, fastener torque, and seam-weld parameters from the manufacturer's certified manual. Documented per fastener pattern in the warranty package.
  • Daily photo documentation — field progress, tear-off depth, substrate condition, fastener placement, and seam quality. The owner gets the daily photo report.
  • Mid-project owner walkthrough — before the final layer goes down we walk the substrate with you so you see what's underneath the new roof.
  • End-of-day cleanup — every work day ends with the site cleaner than we found it. No debris, no fasteners in the parking lot.
  • Additional insured — we name you on our general liability policy for the duration of the project. Standard, no extra cost.

Once the project is complete and the manufacturer inspection signs off on the warranty, the work is just beginning. Roofs degrade. Hurricanes hit. Warranties expire if they're not maintained properly. We stay in the work with you — semi-annual inspections, warranty preservation, and direct phone access to the same team for as long as you own the building.
