EPDM has been waterproofing commercial roofs since the 1970s. Unlike TPO and PVC, its seams are bonded with seam tape rather than heat-welded — and the fully-adhered field has no fasteners at all.

Bonding Adhesive

EPDM bonding adhesive, 30-mil

Applied to BOTH the cover board and the membrane, then allowed to flash off before mating — the timing is the craft.

Ethylene propylene diene monomer

Black rubber membrane with excellent UV and ozone resistance. 20-30 year service life with proper maintenance.

How It's Installed — Step by Step

    Existing building & structural deck. Existing commercial building — parapets in place, equipment craned aside, steel deck exposed.
  2. 2
    Polyiso insulation — layer 1. First rigid polyiso layer across the deck.
  3. 3
    Polyiso insulation — layer 2 + plate fasteners. Second layer at 90° with offset joints, plate-fastened through both layers.
  4. 4
    Cover board. Glass-mat gypsum covers insulation and fasteners — the bonding surface.
  5. 5
    Bonding adhesive applied. Adhesive rolled onto BOTH surfaces and allowed to flash off until tacky — too wet won't grip, too dry won't bond.

    EPDM membrane rolled out & pressed in. 60-mil rubber membrane pressed in with a weighted roller for full contact. No fasteners — fully adhered.
  7. 7
    HVAC curb flashing. Uncured EPDM flashing wraps up each curb side and over the top, bonded with seam tape — EPDM doesn't heat-weld.

    HVAC unit set back on curb. Unit craned back onto the flashed curb and reconnected.

    Roof drain installed. Clamping ring compresses an EPDM target sheet into the drain bowl.

    Pipe penetration boot. Pre-formed EPDM boot bonded to the field with seam tape, stainless clamp at the pipe.

    Parapet wall flashing + coping. Uncured EPDM up the wall, termination bar, metal coping cap.
  12. 12
    Edge metal + final inspection. Perimeter drip edge; every taped seam inspected before handoff.

Common Questions

When does EPDM still make sense in 2026?

Three cases: like-for-like retrofit of an existing EPDM roof, large open fields with few penetrations where the long-lived rubber outperforms, and owners who want the most field-proven membrane chemistry on the market.

How are EPDM seams sealed if they can't be welded?

Modern factory-applied seam tape with primer. Older field-glued seams were the classic EPDM failure point — today's tape systems are dramatically more reliable, and our crews probe-test every seam.

Does black EPDM make the building hotter?

The black surface absorbs heat rather than reflecting it, so it doesn't earn cool-roof ratings on its own. Where reflectivity matters, an acrylic top coating over the EPDM adds the white surface later in its life.

How long does an EPDM roof last?

20-30 years with proper maintenance. EPDM's UV and ozone resistance is among the best of any membrane — it's the seams and flashings that determine its real-world life, which is why install quality matters most.
